Prague Real Estate Prices in 2025: Will They Ever Come Down?

Prague real estate prices feel expensive to almost everyone right now. According to recent data, it now takes over 15 average annual salaries to buy an apartment here — the highest figure in Central Europe.

If you’re considering buying to rent with a mortgage, you’ll likely need to cover more than a third of the monthly mortgage payment out of pocket. The average price per square meter has reached over 160,000 CZK (around €6,500) — an all-time high.

With prices this high, many buyers are asking the same questions: Will prices drop? If so, when? Should I wait, or buy now?

To answer, we need to look at the main forces driving the market — and whether they’re likely to change anytime soon.

1. Limited Housing Supply

When you walk through areas like Smíchov, Karlín, or Kolbenova, the skyline might suggest that Prague is booming with new developments. But most of these projects were approved years ago.

In reality, 2025 marks the lowest number of building permits issued in 26 years. The primary culprit? A failed attempt to digitize the permit process. The system remains chaotic, slow, and unclear, causing long delays for developers.

Other factors limit supply as well: strict height limits in central districts prevent building upwards, and rigid zoning rules on the city’s edges make it difficult to convert land to residential use.

Even developers eager to build often can’t find legally available land. And when they do, it takes years to navigate approvals. With such constraints, supply simply can’t keep up — and this shortage is unlikely to change soon.

2. Growing Demand

Demand for housing in Prague keeps increasing, driven by both domestic migration and foreign immigration.

Population growth: Prague currently has 1.3 million residents, but by 2050 that number could reach 1.6 million — an increase of around 300,000 people.

Rising share of foreigners: Today, just over 25% of Prague’s population is foreign-born. By 2050, projections suggest it could be as high as 50%.

Every new arrival needs a place to live, whether renting or buying. With limited housing, even small population increases push prices higher.

3. Mortgages Are Slowly Getting Cheaper

Mortgage rates in the Czech Republic remain higher than in the Eurozone — around 4.5% compared to roughly 3.5% — but they’ve been slowly declining.

Lower rates are encouraging more first-time buyers and young families to enter the market. However, here’s a key point: over half of Prague property purchases are cash transactions.

These cash buyers — often wealthy individuals or institutional investors — are unaffected by interest rate changes. Their constant demand keeps upward pressure on prices regardless of mortgage trends.

4. Prague’s Safe and Stable Investment Appeal

Beyond supply and demand, Prague benefits from its reputation as a safe and resilient investment location:

  • One of the safest large cities in Europe with low crime rates
  • Strong legal system and low unemployment
  • Resilient property market — during the 2008 global financial crisis, prices fell only about 15% before rebounding quickly
  • Low property and rental income taxes, making ownership cost-effective
  • For long-term investors seeking stability, Prague remains highly attractive.

Conclusion: Should You Buy Now or Wait?

Unless a major global crisis occurs, Prague real estate prices are unlikely to drop in the near future. In fact, they are more likely to stabilize or continue climbing.
