Prague Real Estate Market Update – April 2025

The Prague property market continues its steady pace as we enter the second quarter of 2025. Whether you're looking to invest, relocate, or simply stay informed, here’s a clear snapshot of how both sale and rental markets are performing this month.

Prices Remain Steady, But Growth Continues

While average property prices in Prague remained flat compared to the previous month, the overall trend continues upward. Over the past five months, property values have risen by approximately 3.7%, reflecting consistent demand and limited supply across many parts of the city.

On a year-over-year basis, the numbers are even more significant. Compared to March 2024, Prague property prices have increased by nearly 11%. This sustained growth highlights the resilience of the market and continued interest from both local and international buyers.

Inventory Sees a Modest Increase

In terms of supply, we’ve observed a slight uptick in available listings. Around 200 additional apartments entered the market over the past month. While this increase provides more options for buyers, it has not been substantial enough to impact pricing trends in any meaningful way. The market still remains competitive, especially for well-located and appropriately priced properties.

Rental Prices Hold Steady – With Long-Term Growth

Rental prices have shown remarkable stability in recent months. Over the past five months, average rental rates in Prague have neither increased nor decreased significantly, providing consistency for tenants and landlords alike.

However, looking at the broader picture, rents have climbed by approximately 4.4% since March of last year. For property owners, this translates into improved rental yields — a welcome trend for those who invested in 2024 or earlier.
